Our former office, Paradigm Design, led master planning, program development, community-inclusive planning, conceptual design, permitting, and the marketing book for a 17-acre waterfront site facing the cruise ship harbor. The vision proposed a mixed-use resort district serving both visitors and residents, anchored by a mega-yacht marina, retail, restaurants, entertainment venues, a community park, and a public promenade linking to the historic downtown. The plan also included underground parking, three additional ship docks, and a new taxi boulevard to ease access and reduce congestion. Although the project advanced, it was later taken over by another developer with a different programmatic agenda, and the built result does not reflect the original urban design vision.
